Happy Building - Architectural Design & Build

At Happy Building our vision is to provide a happy, frustration-free design and build process for all involved; Clients, Architects, Building Inspectors, and Neighbours.

Happy Building can offer our clients a complete project solution from design phase to finished project providing a single point of contact throughout the whole project. Although we have the ability to offer both design and build, we only ever engage on the Architectural Design side first meaning all our clients have the choice to build with Happy Building or their chosen builder when it comes to the construction phase. The initial Architectural Design Phase includes the concept and design of full Architectural Drawings, Planning application, leading to the Structural Package and Building Regulations (if applicable). At the end of the Design Phase if clients are interested in moving to the Construction phase with Happy Building we will produce a detailed Bill of Quantities, Build Estimate and Schedule of Works at no extra charge. We like to get involved from a very early stage so we get to know the client and the client gets to know how we work before we engage in the construction process. We hope that by the end of the Design Phase we have proven ourselves and that the client will choose Happy Building for the Building Phase. However, we would like to make it clear that if you decide to go with another builder you own the plans and our Architectural Designer would happily work alongside them.

Happy Building has a modern and comfortable office at 12 Station Way, Cheam, SM3 8SW. This gives clients the opportunity to visit our Architectural Design team to review schematic drawings (both 2D and 3D) using the latest CAD technology and build a close relationship with their designer throughout their project. We have obtained Planning Permission for over 90 local projects during the last year, all of them within the local boroughs so we have a good relationship with the local council's and are very familiar with their planning requirements and policies.
